Services offered by the Association

 

Issuing of Notices to include the land registry fees

 

Section 1 Notice. Building a Wall at the line or astride of the land junction with your neighbour.

 

Section 2 Notice. Structural works, loft conversion, chimney breast removal etc.

 

Section 6 Notice. Excavation works. Extensions etc  

 

All Notices are charges at £50.00 + VAT Each.

 

You may need to serve more than one Notice, for example a rear extension, at the line of junction, adjacent to two neighbours who’s building structure is within 3 metres of the excavation. You will need to issue 2 x Section 1 and 2 x Section 6 Notices. Total 4 Notices at £50.00 Each plus VAT

 

Please note you must provide the foundation detail when serving a Section 6 Notice.

 

Please note you must serve Notice on all neighbours these could be freeholders as well as lease holders or even long term tenants.

Party Wall Awards

 

This is the important legal document that gives you the right to commence notifiable works.

 

For domestic projects only, and excluding basements or underpinning these are charged at £450.00 + VAT Each.

You may require more than one Award if you have two neighbours or more.

Each adjacent freeholder or leaseholder will require an Award.

You may also require a schedule of condition, as well as serving the appropriate Notices as above.

 

Schedule of Condition

 

This is a detailed document recording the condition of all relevant parts of the adjoining owner’s property before notifiable works are commenced.

 

These are charged at £350.00 + VAT Each
